Selmer Team Design-/Build involves a true team concept
with the Contractor, Owner and Architect/Engineer.
Selmer has established relationships with architects
that specialize in certain types of projects. We will
either suggest an architect we feel would be a good
fit for your project or work with your own architect
that you've selected.
This relationship offers the benefits of a focused,
specialized design firm, input from the construction
team during design to prevent schedule delays and reduce
costs, quality construction and the elimination of any
risk of poor communication and cost overruns. It is
also the only construction delivery method that's based
on team spirit and eliminates the adversarial relationships
that usually accompany traditional "competitive
bid" projects.
How is Selmer TeamSM
Design-Build Unique from Other Contractor's
Design/Build Approaches?
We believe in being the best at what we do and
then offering these resources to the team. We do not
have architects on staff because we believe that it's
best to work with a specialized firm that best fits
the project.
Single-source design/build (where everything is under
one roof) rarely works well because of the limited expertise
and resources that are available from one firm. We believe
in the strength of the team and the built-in checks
and balances of having two independent firms.
What Benefits Can I Expect
From Selmer's TeamSM Design-Build Process?
There are four primary advantages of the Selmer Team
Design/Build Method: Reduced Costs, Faster Completion,
Best Quality and Minimized Risk to the Owner.
Reduced Costs
We have value engineering and constructability experts
that review projects early in the design phase. On most
projects, this close coordination results in savings
of 10 to 18 percent without effecting quality
or the long-term performance of the building.
Faster Completion
Completion scheduling is done early in the design phase
to account for purchasing items that have long lead
times. This avoids delays in the schedule. Selmer TeamSM
Design-Build also allows for fast-tracking, an accelerated
scheduling method. The project is divided into packages
so that one package can be under construction while
other aspects of the projects are still being designed.
(In a traditional delivery method, construction begins
only after all drawings are completed. )
The other advantage of fast tracking is that it allows
for changes to be made easier, often times without effecting
the schedule. Schedules can be accelerated as much as
18 to 20 percent in design build projects.
Best Quality
Design/build promotes a team spirit where the contractor
and architect are responsible for the quality of the
project and the process.
No matter which method of design construction, there
are always omissions and errors in architectural plans
and specifications. TeamSM Design-Build ensures
that these things are addressed early so that there
are minimal change orders. Everything is accounted for
upfront and guaranteed.
Minimized Risk
Because the Owner, architect and contractor work as
a team, there are no adversarial relationships, misunderstandings
or poor communication which can result in work stoppages,
legal action and poor public relations.
With TeamSM Design-Build you will have minimal
change orders except for those scope changes you make
after the contract is signed. With TeamSM
Design-Build, a Guaranteed Maximum Price (GMP) can be
established early in the design development process.
